View’s 435 Indio Project Featured in Retrofit Magazine
View recently helped transform an unremarkable property built in the early 1970s into a Net-zero energy-cost-building. Located at 435 Indio Way in the heart of Silicon Valley in Sunnyvale, California, the 32,000-square-foot office was featured in Retrofit Magazine.
435 Indio is a 40-year-old, single-story, industrial era tilt-up. The office had been vacant and required a facelift that would reflect the forward-thinking mindset of the area and attract tenants.
Sharp Development decided to upgrade the building with two goals in mind:
• Create a highly energy-efficient building exceeding California’s stringent Title 24 Energy Code standards requiring new commercial construction be Net-zero energy by 2030.
• Create a building with better views and more natural light - increasing productivity and commanding a higher rental price.
The solution was almost 2,000 square feet of View Dynamic Glass wrapping 40% of the building’s high-performance thermal envelope. Installed in fixed and operable windows and in storefront lobby doors, View Glass tints automatically in response to outside conditions and the preferences of people inside.
The results spoke for themselves. View Dynamic Glass enabled Sharp Development to achieve a Net-zero energy cost building, exceed California’s Title 24 Energy Code and reduce HVAC capacity by a massive 88%.
Within just three months of completion, the developer was able to secure a 10-year lease at above market rates. After years of zero interest, the revitalized office space sparked a bidding war among companies seeking to become the first tenant. Originally built for HP in 1973, the building’s new tenant is Ingram Micro, which will house its global fulfillment division, Shipwire, in the space.
